Design

Let’s take the next step toward your dream home.

Let me help guide you through the process of remodeling your home to make it as smooth as possible. We’ll look at both the big picture and the small details of the project to ensure you’re comfortable and confident with your selections, choices and budget. During the Design Agreement meeting, I will take detailed measurements and learn more about your style. Once the Design Agreement is signed, we will have a series of meetings that follow this rough outline:

Meeting 1: In our first design meeting, we will review a rough layout and scope of the project. We will review preliminary floor plans, sketches, 3D perspectives, and the options we’ve created for you. Any revisions/amendments will be made at this meeting. We will discuss and decide on the primary elements for selection, generally through an online consultation.

Meeting 2: Next, we arrange a visit to our design center where you'll be able to view the primary elements chosen during our first meeting. This session aims to help determine the overall design direction for your project.

Meeting 3: Once we've established a clear direction for the key elements, we will provide an updated budget. This will be in the form of a pie-chart, which helps visualize the proportional cost of each component of the remodel. If there are budgetary concerns, this method allows us to identify and focus on the most significant areas. Around this time, we will also discuss a rough timeline and schedule for the project, bearing in mind that these details won't be finalized until the contract is signed.

Meeting 4: After aligning the primary selections with the budget, we will refine these choices, with detailed attention to specific aspects such as cabinet layouts. Concurrently, we will continue to make minor selections. This stage typically involves a blend of online communication and one or two in-person meetings at our design center.

Meeting 5: By this stage, we should have finalized all major selections and developed a solid understanding of the minor selections. Alternatively, we'll know what allowances are needed for the minor elements. With all these details, we can now create the construction drawings and draft the contract. Upon approval of the contract, we will officially schedule your project.

During this time:

  • We’ll keep track of each design selection you make so you can be assured your chosen theme is consistent.

  • We’ll secure all vendor and material supplier quotes to complete final specifications and floor plans.

  • We’ll review final plans, specifications, pricing, and the preliminary project schedule with you for approval.

  • Throughout the process you’ll have direct access to our expert team members.

  • We will review and execute the Construction Management Agreement with you so we can start the next phase of your project.

  • Prima Construction will then apply for and submit plans for permitting before

  • A pre-construction conference will be scheduled with you either in person, or via FaceTime or Google Hangouts, when you will be introduced to your lead carpenter to review the project and housekeeping items.

  • We’ll review the preliminary project schedule with you once your plans from permitting are approved.

The Design Phase is outlined in the Design Agreement and has a fee of 1.5% of projected construction costs.
